With only 409 residential primary residence type of units on the strip as of 2007 (Sky), we have seen many buyers scramble for this type of product. That’s not to say that condotel is not sought after, Vdara and Cosmo are fantastic projects…my point is, there is a focus on places like The Harmon Hotel, Veer Towers and Mandarin Oriental.
Condotel Vs. Residential
Condotel properties are primarily purchased by investors, corporations and 2nd home buyers because of ease of use. These units come turn key, fully furnished and can be thrown into a nightly rental program.
Residential inventory is desired by those looking to make the strip their primary residence or to use as a vacation property that they leave empty when not in use.
