Turnberry Place Reestablishes itself as the Leader in Las Vegas Luxury High-Rise Living

A couple of years ago, Turnberry Place, which was the first luxury high-rise condo built near the Strip, was symbolically replaced as the dominant high-rise development in the Resort Corridor. Towers like Majestic, Icon, and Las Ramblas were going to be bigger and better. Terms like dated and stuffy, were being used to describe Turnberry… Well, a funny thing happened on the way to ground breaking for most of these projects…For one reason or another, and in orderly sequence, the majority of these speculative projects were cancelled. What we are left with is a handful of quality projects, built by developers who had the experience and funding to make their projects reality. Towers like Sky Las Vegas, and Turnberry Towers now stand on or near the Strip. Other quality projects are under construction at MGM Mirage CityCenter.

Turnberry Place returns to the lime-lite
As other developments went vertical and the finished products began to take shape, it became clear that while these new towers offered high quality, they were for the most part, offering smaller units, at much inflated cost on a price per sq. ft. basis. In the case of MGM Mirage CityCenter, units are currently under hard contract starting at $1000 a sq. ft. and raising to more than $2000 a sq. ft.
The reason for this are mostly market driven, one must remember that Turnberry purchased the 15 acres of land under the 4 tower Turnberry Place in the 1990’s, when little existed between the Strip and the Las Vegas Hilton. Also the 4th and final tower began construction in early 2005, just before the huge run-up in the cost of raw materials, land, and labor that is reflected in today’s pricing.

Nowhere else in the Resort Corridor can you find a 3 bedroom 3 bath unit with 2 large view balconies, on a high floor (over 3000 sq. ft. interior and exterior living area,) for under $500 a sq. ft. Buyers have taken note and are moving on these larger units in Turnberry Place.
We have seen inventory in Tower 4 fall by over 50% in the past 12 months (according to the Greater Las Vegas Association of Realtors, Multiple Listing Service). The good news is that there is still quality inventory available.
