This following blog could save you money and headache. If you were looking to buy a Las Vegas luxury condo wouldn’t you want to consult with someone with MUCH experience in that niche? Or do you prefer to make the same mistakes most buyers make?
In my opinion, the below three statements are the top mistakes made by buyers in Vegas’ high rise market.
Mistake #1
Working with a real estate agent that does not specialize in Las Vegas luxury condos
Those respected as experts in this niche many times have VIP pre construction opportunity or pocket re sale properties for sale. By working with a person whose specialty may vary, you could potentially miss out on great savings. Want proof? Only a select group of agents were given the developers inventory at the MGM MIRAGE CityCenter, Vdara condo hotel project. This is a very small example of the political advantages the well respected have over those with fewer high rise sales and less involvement.
Mistake # 2
Going alone into a sales center without a buyers agent with them
Why not take advantage of your right to buyers agency? Buyers have the right to consult with an outside brokerage first, and then decide if they want to go in alone or not.
Mistake # 3
Not working with a lender who specializes in high rise or condotel financing
I have seen more defaults in high rise condominiums and lofts then in any other area of real estate. Just as you should consider consulting a true high rise agent, you should also consider consulting a true high rise mortgage banker/broker as well.
