Would it get reported if the three lowest price-per-square-foot sales in Las Vegas history happened? Then why didn’t the top three get reported?

You can’t blame the national press for continuing to search for bad stories about the Las Vegas real estate market. Think about, everyone knows that the United States is going through a challenged economy, an election year, and a nationwide real estate and mortgage liquidity meltdown. Then you have Las Vegas real estate agents (including myself) saying that there is more to the story…and there is. The problem, however, is that over the past two years, negative stories have taken precedence. Station Casinos has announced plans to build a $10-billion development just west of the Las Vegas Strip. The project (for now) is being called Viva, and is expected to consist of several casinos, hotels, and possible Las Vegas high-rise condominiums. Studio units at Signature have dropped as low as $345,000. This is fairly surprising given the successful sales of the Vdara Condo Hotel project at MGM MIRAGE CityCenter. Then again, CityCenter is an $8+ billion mega-resort development. Regardless, 345k at Signature should get the attention of buyers. Sky Las Vegas (the only high-rise condominium tower on the Strip), currently has 70 listings on the market, with one bedrooms as low as $365,000.Less theme on the Strip in 2020 was proof that Las Vegas had matured…HOWEVER

In 1989, Steve Wynn built an exploding volcano in the middle of the desert, more Las Vegas Strip themed hotels soon followed. In 2008, boutique luxury hotels and mega resorts were the name of the game…In 2020, is Sin City still unique?2 reasons why the media has misreported the Las Vegas Strip.

While most of the times unintentional, the media has misreported key facts for the Las Vegas high rise market. Two problems are to primarily blame for this, and it’s not always the writers fault.
