Las Vegas Fontainebleau Overwhelms the Strip

It’s one thing looking at Fontainebleau from Sky Las Vegas, the only luxury high-rise condo on the Strip in the Resort corridor at this time. From that viewpoint you only see Fontainebleau’s end angle making it feel like a boutique hotel and casino with an interesting geometric design. However, it’s quite another seeing Fontainebleau when driving North along the Strip as it truly overwhelms the Strip. Recently, it was announced that Sands Corp.’s Palazzo Resort Hotel Casino on the Las Vegas Strip had been awarded Silver LEED Certification by the U.S. Green Building Council. According to GlobeSt.com, the USGBC named the approx. 3,000 room, multi-billion-dollar resort, the largest LEED-certified building in the world (saying it was four times larger than any other “green” project in the world). Will the Palazzo Luxury Condo project (Get on our Interest List) under construction on the Las Vegas Strip feature “green” condos like those being offered at MGM MIRAGE CityCenter? Station Casinos has announced plans to build a $10-billion development just west of the Las Vegas Strip. The project (for now) is being called Viva, and is expected to consist of several casinos, hotels, and possible Las Vegas high-rise condominiums. Two new Las Vegas high-rise condominium projects have opened, Trump Las Vegas (sophisticated luxury) and Palms Place (edgy cool). These are not residential condo developments such as The Harmon Hotel, Spa & Residences, Veer Towers, Turnberry Place, Sky Las Vegas, or Mandarin Oriental. These are full blown condotel properties, a product which has suffered due to the challenged mortgage industry. Regardless, the projects (combined) add roughly $2 billion worth of new luxury hotels to the city. Inside we compare their lobbies and see some resale inventory off of the MLS. The implosion of the Frontier Hotel was a celebrated event for the Las Vegas Strip. And now, things just got that much better. On March 19th, 2008, The Plaza Hotel Las Vegas received final approval from the County Commission. The approval gives ELAD Properties the green light for what is being billed as the most luxurious hotel and luxury condominium development in Las Vegas Strip history. In a confident move based on several factors, MGM MIRAGE raised prices 3% at CityCenter (across the board), on March 1st, 2008. While penthouse pricing wasn’t affected, all other condominium units at Veer Towers, Mandarin Oriental, Vdara Condo Hotel, and The Harmon Residences experienced the price increase. As the U.S. media continues to spread doom and gloom, several recent successes on the Las Vegas Strip cannot be denied.
