En el día junio de 2007 la tira de Vegas tiene alrededor 30 mil millones en la construcción que sucede o que comienza pronto. Con el fin de este artículo que destacaremos los proyectos que acabaron recientemente, estamos bajo construcción o muy probable comenzar antes de 2010. ¿Con 30 mil millones que puede ya una cosa segura nosotros golpee 60 antes de 2010?
La alta subida de la tira lujosa de Las Vegas que vive por ejemplo los condos de lujo de Palazzo en veneciano, el mandarín Oriental en CityCenter y el hotel de la plaza y los condominios fuera de Nueva York están cambiando no sólo la cara de la ciudad pero también el precio por tendencias del pie cuadrado.
Los hoteles ahora están dirigiendo en la dirección mega del recurso con las alamedas de la clase del mundo, los restaurantes del cocinero de la celebridad, los balnearios altos del extremo, el espacio de la convención y los componentes residenciales.
Los costes de la construcción se han elevado y los reveladores están comprando encima de tanta suciedad como sea posible debido a una escasez de la tierra en el condado de Clark. We have left out quite a few projects that are pending approval, rumored, as well as some remodel projects. Those not included are The Place at Mandalay Bay, MetroFlag Resort, Bally’s Expansion, Harrah’s Expansion, Riviera Project, Las Vegas Tower, Sahara Expansion, the 108 acre MGM land and The Stratosphere Expansion. This could easily add another 30 billion to the mix. Don’t forget the 20 billion downtown.

Most of the construction stats above are attributed to hotels and casinos. There are not as many residential condominiums getting built as the media would lead you to believe. Why? It is much too hard to get vertical condo buildings built these days with the cost of land and construction rising not to mention debt service and soft costs (permits, studies, zoning etc)
Many of my clients are purchasing high-rise properties as vacation homes that are easy to lock and leave and very close to amenity. In addition they are requesting units with a balcony and views of LV Boulevard. Some are looking to live full time in the property as a primary residence.
