In Asian culture, 2008 is a lucky year to buy. A look at new and resale condo listings in the 800’s and 8 millions.

In Asian culture, the number 8 is good luck.  How good?  So good that one person paid over 5 million dollars for a phone number full of 8’s.  So what Las Vegas Strip condo developments could an Asian buyer find $800,000 condos and $8 million penthouses for sale in 2008?  We’ve pulled up the MLS stats to make it easy to find out.
Mandarin Oriental

One thing is for certain, they couldn’t buy a condominium for 800k in The Residences at Mandarin Oriental located in the $7.4 billion MGM MIRAGE CityCenter.  Although there were 227 units originally available, only a few remain for the beginning of the new year.  They could however buy a penthouse on the Las Vegas Strip for the 8 million dollar range in the Mandarin Oriental.  Less than 10 properties remain in the building, all of which are penthouses.

The Harmon Hotel

An Asian buyer could not buy an $800,000 dollar unit in The Harmon Hotel at MGM MIRAGE CityCenter.  Units here are far and few between and all cost over a million.  There are however, just a few penthouses left in which a buyer could spend close to or over 8 million.  For close to 10, a buyer could find themselves in one of the most desired units in the building, a 3,700 square foot three bedroom round curved unit that features 180 degree views of Las Vegas Blvd.

Veer Towers

A buyer could find a residential condominium in this property.  The only challenge?  Most of the corner two bedroom floor plans sold out early in the pre-construction status.  A prime location 800 square foot one bedroom would be more realistic in these two opposite leaning high rise masterpieces by Helmut Jahn.

Vdara Condo Hotel, Cosmopolitan Resort, Palms Place, Trump Towers, Signature at MGM Grand

If a buyer was looking to invest into a condotel unit in Las Vegas in the 800k range they could easily do at any of these developments.  Studio and one bedroom opportunities exist in this price range.  The most expensive units would be found at Cosmopolitan with its amazing Strip views and large balconies, some of which face the Bellagio fountains.  Another nice feature many Asian buyers would enjoy at the Cosmo Beach Club Tower?  There are no floors with the number 4.  Out of all these projects, MGM Signature offers the best bargain for the buck when it comes to fully furnished, turn key properties.

Panorama Towers

There are only four resales in Panorama Towers going into 2008.  Floor plan sizes range from 1,100 to over 1,600 square feet and all four face the Strip and feature balconies with panoramic Las Vegas Strip views.  Close to the action at MGM MIRAGE CityCenter when it opens in late 2009, these towers are a bargain opportunity at a great easy to access location.

Sky Las Vegas (See Sky Amenities Here)

All Sky corner units feature two bedrooms with a wraparound terrace.  One of these corners contains the number 8.  (Referred to as the 08 units)  Matter of fact, it’s a bit trickier than that.  The 08’s can also be found on high floors of the 09 corner!  Regardless, both corners offer amazing Las Vegas Strip views.  As of December 28th, 10 resale condos exist in Sky with the number 8 in them.  Out of these 10 listings,  three are priced in the 800’s.

Allure

Allure is a Feng Shui certified building.  With roughly 15 floor plans, ones is sure to find a nice place to call home priced in the 800’s.  Allure just received its Temporary Certificate of Occupancy and residents have begun moving in just in time for 2008.  Never before lived in inventory is readily available.

Turnberry Place and Turnberry Towers

Currently, there are 11 listings for sale in Turnberry Place ranging from 1,500 square feet to over 2,000 square feet.  In Turnberry Place’s sister project Turnberry Towers, there are 12 listings in the 800’s which feature a square foot range between 1,400 to just over 1,600 sq ft.  While there are no penthouses currently for sale in the 8 million range at Turnberry Place, there are two listed above 12 million.  Both of these high-end projects offer amenities such as tennis, world-class spas and fantastic swimming pools, not to mention the members only Stirling Club at Turnberry Place.
