The Thanksgiving break seems to have reinvigorated the Vegas market a bit. Wait a second…isn’t Tryptophan supposed to make you sleepy? Most links below will take you to the project’s page on my new site VegasCondoScene (projects in no certain order)
The Vegas Big Daddy. MGM CityCenter

Project CityCenter continues to inject a tasty gravy into the Vegas market.
Vdara The calls and reservations for Vdara continue.
Mandarin Oriental MGM has begun the foundation work. High end residential units to follow.
The Harmon …Attn Hollywood clients. This will be the ULTRA chic place to live and party in Vegas.
Veer …The pumpkin pie dessert is VEER.
Panorama Tower 3 under construction

Panorama Towers …Tower 1 is closing in December. Tower 2 will start resales soon. Tower 3 has broke ground and is fully under construction! Units available starting at around $599,000 and up. Great location very close to CityCenter.
Spa Lofts …Currently the lowest price per square foot for mid rise luxury loft project in Vegas. Developer is The Light Group. Benefits of owning, gold membership to all Light Group venues including Light Nightclub at Bellagio, Jet Nightclub at Mirage and FIX restaurant at The Bellagio. Investors welcome. Priced between $445,000 to $647,000. Last 2 Penthouses just became available. Ask me for pricing.
One Queensridge Place …As I always say, one of the highest end projects in town. Only 30 units left as of today, priced between $1,900,000 to $22,000,000.
Streamline Tower …Construction up to the 7th floor. Sales are moving along, 135 units left out 275. Great Entertainment District core location in Downtown and even features a Las Vegas Blvd address!

The Cosmopolitan…The foundation has begun pouring. Elevator cores soon to follow. What a location right in the heart of The new Harmon Hot Spot.
Palms Place …Sold out. W Las Vegas…Good news is they just got their loan extended for a year. In discussions with multiple gaming operators.
Juhl …Under way and a good place to examine units in the downtown revitalization core.
Turnberry Towers looking good

Turnberry Towers …These two towers have some really nice units. Tower 1 is topped off. Tower 2 is about 22 floors. 98% sold out in Tower 1 and 50% sold out in Tower 2.
Turnberry Place …(lower half of page) Tower 4 now open and owners moving in. Look for some re-sales soon.
Evolution Lofts …We were only given a only a handful of first phase pricing units.
MGM Signature …Resale opportunities in tower A.

Sky Las Vegas …In all its glory getting ready to start closing late January. Less than 60 units left $740,000-1,400,000.
Boca Raton …Phase one anticipated move in March 07…Phase 2 May 07. Both phases topped off in August. Phase one and two are about 80% sold out. Phases 3 and 4 still planned with an increase in price.
Allure …Topped off in tower 1 with only 40 residents remaining. Lowest price high rise in resort corridor. Tower 2 is being reconfigured to possibly be a condo hotel/boutique casino with possible nightclub and restaurant.
Newport Lofts all topped out

Newport Lofts …Cherry’s 2nd project. Officially topped out on the core. Shooting for a spring completion. This is the 2nd part to the village I speak of regarding Stanhi below.
Soho Lofts …Cherry’s 1st project. Completed and all residents have moved in. Restaurant and high end car dealership to follow. I can get resales for you here as of now.
Stanhi …Sam Cherry’s newest project downtown. Very nice and will start around the $650 a foot range due to rising construction costs in Vegas and its high end nature.
On the radar.
Palazzo …This would be a high end tower that would sit on top of Barneys Dept store.
Fontainebleau …Imagine residential or condo hotel here….
The Conrad …This project would feature the Waldorf Astoria Residences. Approximately 76 luxury condominium units located on the top 10 floors of Conrad Las Vegas.
Sandhurst …Still waiting word on this project.
Hue Lofts …Waiting to hear more on this as well. Great location.
In closing
The luxury high end residential high rise projects planned in Las Vegas are really making a splash. So far The Mandarin and One Queensridge Place have been met with success. Multi million dollar Penthouse units at Sky, Panorama Towers, Soho Lofts and Turnberry are sought after.
When you look at the large number of billionaires, CEOs, celebritys, pro athletes and other influential persons looking to have a place in Vegas, you soon start to realize how far behind we are when it comes to the luxury high end. Very few units are in the market in comparison to the demand. It is an interesting trend.
There is roughly 40 Billion dollars worth of construction going on in Las Vegas right now. A minimum 6 casinos are planned to open in the next three years. Encore, CityCenter, Echelon, Fontainebleau, Southern Highlands Casino and The Palazzo. Vegas continues to be Hollywood’s playground.
