Some of the builders of residential Luxury high-rise condominiums in the Resort Corridor of Las Vegas deliver the units to buyers in a condition referred to as designer ready, or grey shell. This is true for the luxury towers at Turnberry Place, Turnberry Towers as well as Allure. The following is what you need to know before you take on the job of finishing a designer ready unit in Las Vegas.
The builder will have the walls smooth, primed and ready for wall coverings or paint, the floors are bare concrete except in the baths where flooring and stonework on walls and countertops is complete. The kitchens are finished with high-end cabinetry, stone countertops and quality appliances.

As is the case for any successful project, one most know the desired result in order to formulate a game-plan to make it a reality. Some are comfortable designing their own unit, others will want to call on professional assistance. Either way the plan must come first. With the plan in hand, you’re ready to make it happen.

Here are the 10 steps to convert your grey shell luxury high-rise condominium, into your own vision.

1. Sound proofing and sub-floor. This is applied directly over the concrete slab. Depending on the finished flooring product you choose, this material will range from a gypsum based self leveling slurry to a roll out Cork material that absorbs sound.

2. Flooring. Installed directly over the sound-proof sub-floor. This would only include solid surface flooring including hardwood. Carpet will be installed at the end of all construction. Solid surface decking material, including stone and tile is also installed at this time. No sound proofing sub-floor required on exterior decks.

3. Mouldings. This will include base, crown, door and window mouldings, as well a valance coverings. Another way to look at this stage is to install any material that you want included in the painting process.

4. Paint and wall coverings. This would include paint on the moldings. Also time for any custom wall coverings such as venetian plaster, sponge, paper or other custom coverings.

5. Built-in material. closet organizers or entertainment centers.

6. Electrical work. including basic light fixtures and any custom lighting options such as track or art lighting. Also time for finishing hardware details such as door stops and finish grade hinges on interior doors.

7. Window coverings.

8. Furniture and wall hangings.

9. Finishing touches such as linens, utensils and small appliances.

10. Final cleaning. Move in and preparation for house warming festivities!
Remember that planning and patience are the key to a successful project.
The cost of finishing a luxury high-rise condo in today’s Las Vegas market will of course vary wildly depending on materials used and accessories chosen. We have seen units nicely finished, down to the furniture and all the finishing touches for less than $50 a sq. ft. For a 1500 sq. ft. unit that would be $75,000. On the other extreme are units that cost more to finish than the price of the unit itself!
