Forget Black Friday and department stores, are your ready to go Las Vegas high-rise condo shopping in 2008? There’s reason to be jolly about the revolution of the strip, including the implosion of the tired Frontier Hotel. 2007 was a year of transition, setting the stage for much bigger things to come.
Ending 2007 with an IMPLOSION of a casino and starting 2008 with an EXPLOSION of New Features.
So what’s in store for 2008? I recently discussed this topic with Jason Fox, President of Luxury Mortgage Group. We both agree that international demand for luxury condos with a LV Blvd. address will blossom as CityCenter, Echelon, MGM north, and The Plaza Hotel progress. 2007, 2008, and 2009 are all precursers for a reinvented strip in 2010 and beyond.

2nd Annual “Aaron The Genie” Opinions for 2007. LOOK BACK
Take a look back at my 6 opinions for the strip in 2007. #1 - I was dead on, even some agents who were well known have disappeared. #2 - On the money. #3 - Fairly close, should have included The Harmon Hotel. #4 - 100% correct, unlike the saturated Miami, Vegas strip condos didn’t need sales gimmicks and still don’t. #5 - Only missed it by $500 dollars. But remember some are grey shell, if they were finished I would have had a Bingo. #6 - Easy to call with The Harmon Hotel coming.
Frontier Implosion Video
The president of Riviera Holdings comped Mark Adams a high-floor corner suite at The Riviera so we could watch the implosion up close. We threw a party in the old-school digs and filmed this video from the balcony…The Plaza Hotel here we come!
944 Magazine “Last Word” Nov. 07
My November column in 944 Magazine about the north section of the resort corridor becoming the Beverly Hills of the strip. Hear the Top 3 Announcements as well as the Latest Happenings. And there is a nice photo of Vegas entertainment icon, Kelly Clinton (at the Stirling Club).
Changes for a New Year
Luxury Realty Group is creating several new leading-edge features to streamline information into your home in 2008. One of these features has been our biggest client request for four years.
To prepare for next year, I’ll no longer be writing the “Last Word” for 944 Magazine (after the December issue). My clients are my first priority, with such an exciting year ahead, I’ll continue to focus on them and on providing the latest news, photos, videos, and market updates. Thank you to 944 for giving me the opportunity. This was hard to walk away from.
I purchased new cameras to improve the quality of my photo and video updates including a high def camcorder for video. The still photos in this month’s updates are with the new still camera, (HD videos will not appear until January updates).
VIVA VEGAS! Hiatus
Look for the return of VIVA VEGAS! the first week of 2008 which will include…
- The 3rd Annual “Aaron The Genie”, where I’ll share my strip opinions for 2008.
- Official announcements of Luxury Realty Group’s new features.
And Finally…
- The re-launch of VegasCondoScene.com. This complete makeover will include better info, an easy to use navigation system, and a hip, high-end look! Think Trump meets Entourage.
Other News
MGM Signature is going through major changes as far as sales and inventory go. Call me for the exact stats and why this is happening. 702-205-1818 (No Nevada Realtors)
- The Cosmopolitan just became even more attractive (and it has always been a buyer favorite) Why now more than ever? Call me. 702-205-1818 (No Nevada Realtors)
- Crown Las Vegas has received FAA approval for 1,064 feet. This could mean an 80-90 story high rise north of Turnberry Place. Proof that the north section of LV Blvd. is a hot-spot and that developers can build higher than they can closer to McCarran Airport.
- Fifield Development has applied for FAA approval for a 795 foot tower just west of its Allure tower. Groundbreaking planned for Dec 2009 with an opening in Dec 2011. That could mean a 70+ story building. Once again more proof that the super-tall action is moving north.
- Triple Five Nevada Development Corp. is working on purchasing 18-25 acres along the strip, across from Boyd Gaming’s Echelon, for up to $32 million an acre.
- The Crystals is the name of the future retail mall at MGM MIRAGE CityCenter.
- The Harmon Hotel has sold roughly 30% of its inventory in the first 6 weeks of sales and is the hottest property in Las Vegas.
