I recently made an appearance on FOX 5 News talking about the Las Vegas Strip luxury condominium market. It was nice for them to let me share some of the facts that are not being reported. I have included a photo from the studio, as well as two photos from the “Rising Stars” award ceremony thrown by the Las Vegas Business Press and Mayor Oscar Goodman.
After two years of doom and gloom, it’s nice whenever the media recognizes some of the positive issues happening on the Las Vegas Strip. Per the Clark County Land Assessor, land on the Las Vegas Strip saw up to a 99 percent increase in value in 2007.

The land under Sky Las Vegas is something to watch. With the developers paying just approx $4 million an acre just four years ago, land comps in the area have risen. A good example would be the land that ELAD Properties purchased for $34 million an acre just about .70 of a mile away. ELAD plans to build the approx. $6 billion The Plaza Hotel Las Vegas on the site.
As of today, luxury condo resales at Sky Las Vegas are selling at price-per-square-foot numbers reflective of the land being worth $4 million an acre. It will be interesting to see what happens when Sands Corp. announces their prices for The Palazzo Condominiums which sit directly on the Strip.

The units and penthouses I recently sold in The Harmon Residences at MGM MIRAGE CityCenter set the top-three price-per-square foot records for residential (single family home/high-rise condo) sales in the history of Las Vegas. In late 2009, those units and penthouse properties will close for approx. $1,500, $2,000, and $2,400 a foot. Good news for inventory at Turnberry Place, Turnberry Towers, Sky Las Vegas, and Panorama Towers. I have also many more pieces of high-rise property at Veer Towers and the Vdara Condo Hotel projects at CityCenter. All of the units that I sold in those properties went for around $1,000 a foot.
