Located adjacent to the luxury Turnberry Place condominium development, Fontainebleau is out of the ground and going vertical… This 3 Billion dollar jewel will add significant value to not only Turnberry Place, but to all the residential luxury condominium projects in the immediate vicinity of Fontainebleau. This would include Turnberry Towers, located across the street from Turnberry Place, Sky Las Vegas, located on Las Vegas Blvd, directly across the street from Fontainebleau, and the soon to be completed Allure, located just west of the strip on Sahara Blvd.
Some Turnberry Place owners have expressed concern about the project because of its close proximity to Turnberry Place, especially towers 1 and 3. The following are the 3 main reasons Fontainebleau, when all is said and done, will be a welcome neighbor, not only to Turnberry Place, but to all the nearby Las Vegas Luxury Condo owners….
- When Turnberry was initially mapped out on 15 acres between the Las Vegas Hilton and the El Rancho hotel it was somewhat isolated from entertainment and dining. The Fontainebleau will change all this. While the developers have been tight fisted with the details of the project, you can be certain that dining and entertainment will be plenty. We do know that the main tower will be 65 stories! Residents of the nearby Luxury Condominium towers will be in walking distance to all the amenities of this fabulous resort.
- Fontainebleau will be the catalyst for the final surge of high end property development on the north end of Las Vegas Blvd. In fact shortly after the shovels where in the dirt at Fontainebleau, MGM purchase the last major undeveloped parcel on the strip between Sahara and their Circus Circus property. They indicated they will likely build a “City Center” type project on the land. This is certain to add tremendous values to all the residential Luxury Condos in the north strip area.
- The developers have carefully planned their Fontainebleau project to be neighbor friendly. The minimum setback was increased to 110’ from Turnberry Place, additionally they have designed the back of the convention center and parking garage to be aesthetically pleasing. They have even designed the delivery platforms to be within the shell of the building to keep noise to a minimum.
When things are said and done, Fontainebleau with be best thing to happen to those who have invested in luxury high rise condos on the north strip. If you are considering buying a luxury high rise in the booming prime strip area, now is a great time! Resales in the Turnberry projects are plentiful.
